Changes to Thailand’s LTR Visa Requirements in 2025

Starting in 2025, Thailand has simplified the requirements for obtaining the LTR (Long-Term Resident) visa, making it more accessible for foreign investors, skilled professionals, and their families. These changes aim to attract qualified talent and stimulate the country’s economy.

What is Thailand’s LTR Visa?

The LTR (Long-Term Resident) visa is a special long-term visa that allows foreigners to reside in Thailand for up to 10 years. It targets four main applicant categories:

  • Wealthy Global Citizens

  • Wealthy Pensioners

  • Work-from-Thailand Professionals

  • Highly Skilled Professionals

The LTR visa offers numerous benefits, including tax incentives, simplified immigration procedures, and the ability to include family members in the application.

Key Changes Starting in 2025

In January 2025, the Thai government approved the following updates to the LTR visa program:

1. Removal of Work Experience Requirement

Previously, applicants were required to have a minimum of 5 years of work experience in a relevant field. This requirement has now been eliminated for the Highly Skilled Professionals and Remote Workers categories — opening doors for younger professionals and start-up talent.

2. Lower Revenue Requirement for Employers

For Remote Workers, the minimum total revenue of their foreign employer over the past three years has been reduced from $150 million USD to $50 million USD, making the visa more accessible to employees of small and medium-sized businesses.

3. Removal of Minimum Personal Income Requirement

For the Wealthy Global Citizens category, the previous requirement of a minimum annual income of $80,000 USD has been lifted. The focus is now on overall net worth and investment in Thailand.

4. Expanded Rights for Family Members

The previous limit of four dependent family members has been removed. Now, applicants can include spouses, children, parents, and other legal dependents without restrictions.

Benefits of the LTR Visa

  • Validity of up to 10 years: Initially granted for 5 years, renewable for another 5

  • Tax incentives: A flat 17% income tax rate for highly skilled professionals; no tax on foreign income for other categories

  • Simplified immigration process: Annual instead of quarterly reporting, no re-entry permits required

  • Digital Work Permit: Ability to apply for a Digital Work Permit

  • Fast-track services: Access to expedited immigration lanes at international airports in Thailand

How to Apply for the LTR Visa

  • Submit your application at the official website: ltr.boi.go.th

  • Prepare the required documents: passport, proof of income or investments, health insurance, etc.

  • Application review: usually takes 20 to 60 business days

  • Receive your visa: Once approved, the visa is issued, and you may also apply for a digital work permit if needed

LTR Visa and Real Estate in Phuket

For foreign nationals planning to buy property in Phuket, the LTR visa offers additional benefits:

  • Long-term residency: Legal residence in Thailand for up to 10 years

  • Investment opportunities: Purchasing real estate can support your LTR visa eligibility, particularly in the Wealthy Global Citizen category

  • Family inclusion: The ability to include family members ensures a comfortable lifestyle for everyone

Thinking of moving to Thailand or buying property in Phuket?

The updated 2025 LTR visa rules make it more accessible and attractive for foreign investors, professionals, and their families. If you're planning to invest in real estate and enjoy life in Thailand with long-term residency, the LTR visa is an ideal choice.
