The pages of this website, their content, and infrastructure, as well as the property booking services provided through this website (“Service”), are owned, operated, and provided by BizPhuket.com Co., Ltd. (“BizPhuket.com”, “we”, “us”, “our”) and are intended solely for your personal, non-commercial use under the conditions set forth below.

2. Description of Services

Through this website, BizPhuket.com Co., Ltd. and its affiliated partners provide an online platform where property owners (villas, apartments, houses, etc.) can offer properties for rent or sale. All bookings are made only through an authorized Rental or Sales Manager.

When making a booking, you enter into a direct contractual relationship with BizPhuket.com Co., Ltd., acting as the organizer of your stay. The company transmits your booking details to the respective property, assists with transfer arrangements, check-in/check-out registration, utility readings, and other matters related to the rental of the property.

Information about the listed properties is provided by the property owners or their representatives. We strive to ensure that all data is current and accurate but do not guarantee its completeness, accuracy, or timeliness. Our website shall not be regarded as a recommendation or endorsement of the quality, service level, or rating of any listed accommodation.

3. Rates and Prices

All prices listed on the BizPhuket.com website are indicative and may vary depending on the season and rental duration. The final price is confirmed only by the authorized Manager.

We aim to ensure that you pay the lowest possible rate for your accommodation. If you find the same property offered under identical booking conditions at a lower rate elsewhere, please inform us, and we will do our best to match or beat that price.

All special deals and promotions are clearly marked as such. Obvious errors (including typographical errors) are not legally binding.

4. Payment

Payment may be made in cash, by bank transfer, or through a secure online payment system.

Online payments are processed by licensed payment gateways registered in Thailand in accordance with the Electronic Transactions Act B.E. 2544 (2001) and subsequent amendments.

BizPhuket.com does not store users’ card details. All transactions are carried out via a secure (SSL) connection.

5. Guest Reviews

We invite all guests who have booked accommodation through VillaCarte.com to leave a review on our website to share their experience with (future) clients.

Your review, in full or in part, may be used by VillaCarte.com at its sole discretion (for example, for marketing, advertising, or service improvement purposes) on its website or on other related social media platforms, newsletters, promotional campaigns, applications, or any other products owned or controlled by VillaCarte.com.

The company reserves the right to edit, reject, or remove reviews at its own discretion. Review forms are sent solely for feedback purposes and do not contain any further (commercial) offers, invitations, or incentives.

6. Limitation of Liability

To the extent permitted by Thai law, BizPhuket.com Co., Ltd. shall only be liable for direct damages arising from proven failure to fulfill its obligations, limited to the total amount actually paid by the client.

The company shall not be liable for:

• Any indirect, consequential, or special damages, including loss of profit, data, or reputation;
• Inaccuracy of information provided by the properties;
• Acts or omissions of third parties (owners, contractors, service providers);
• Website downtime, force majeure events, technical malfunctions, or any other circumstances beyond the company’s control.

7. Intellectual Property Rights

Unless otherwise stated, all materials on the website — texts, photographs, software, structure, graphics, and design — are the intellectual property of BizPhuket.com Co., Ltd.

Copying, distribution, screen scraping, creating external links, using the brand, reviews, or translated materials without written permission of the company is strictly prohibited.

To the extent that you (wholly or partially) use or combine (translated) content (including guest reviews) or otherwise hold any intellectual property rights over the website or such content, you hereby assign and transfer all such intellectual property rights to VillaCarte.com.

8. Governing Law and Dispute Resolution

These Terms and Conditions are governed by the laws of the Kingdom of Thailand. Any disputes shall be resolved by the competent courts of Phuket Province.

9. Severability

To the extent permitted by law, these Terms and Conditions, and the provision of our services, shall be governed by and construed in accordance with the laws of the country where the rented or purchased property is located. Any disputes arising out of or related to these Terms and Conditions or the services provided shall be subject exclusively to the competent courts of that country.

The original Russian version of these Terms and Conditions may have been translated into other languages. The translated version is for convenience only and you cannot derive any legal rights from it.

In the event of any disputes regarding the content or interpretation of these Terms and Conditions, or inconsistencies between the Russian version and any other language version, the Russian version shall prevail and be deemed authoritative to the extent permitted by law.

If any provision of these Terms is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.
